POSITION DESCRIPTION:

This individual is to insure and oversee that routine maintenance of building systems, including all Club Facilities, mechanical equipment, and utility systems, is completed timely and appropriately for The TwinEagles Club facilities in compliance with Club standards, expectations and procedures. As well as providing for the assistance in keeping a current and complete list of all property, systems (HVAC, plumbing electrical, etc.). This position also works with the housekeeping staff to ensure that the club facilities are member ready. This position will also provide for the inspection of building systems for proper maintenance and operation.
This individual is expected to share in the strategic long-term vision of the Club and contribute to the growth of the Club from both a tactical perspective in the day-to-day operations and more importantly, from a strategic, long-term planning perspective, helping to bring new innovation, efficiency, and the highest standard of customer service and excellence to this aspect of the Club.

ESSENTIAL FUNCTIONS:

+ Direct and schedule the maintenance and housekeeping work force in the day to day maintenance and housekeeping duties
+ Responsible for the safe operation and maintenance of a wide range of facility equipment including but not limited to pumps, generators, motors, boilers, air conditioning systems and components, heat exchangers, refrigeration equipment, hot water generators, commercial kitchen and bar equipment, fire systems, alarm and security systems, lighting, etc. and all associated auxiliary equipment, air compressors, electrical switchgear, pumps, etc.
+ Responsible to maintain the highest level of sanitation and aesthetics for all Club facilities including, but no limited to, floors, carpets, furniture, fitness Center equipment, fixtures, windows and window treatments, bathrooms, locker rooms, storage areas, waystations, kitchen, and garbage removal
+ Performs minor and major repair of all club buildings and equipment. If major repairs are required this position will assist in finding and supervising the repairs with a licensed contractor.
+ Installs, replaces and repairs electrical wiring and equipment. Repairs electrical equipment and control circuits; replaces faulty electrical switches and installs and maintains interior and exterior lighting including timers.
+ Responsible to ensure that all Club events are properly staffed with Maintenance and Housekeeping staff
+ Responsible to oversee Club pest control program and supplement treatment prior to events
+ Assist with all event set-up including, but not limited to lighting, staging, temporary power, chairs, tables, etc.
+ Responds to emergency maintenance/ housekeeping requests as required.
+ Assists with the renovation, remodeling and repairing of club buildings including but not limited to repairing plaster and drywall, painting interior and exterior of club structures, carpentry, and plumbing
+ Coordinates maintenance activities to ensure effective, efficient maintenance performance.
+ Responsible for policy conformance and enforcement, safety performance, quality control, maintenance process development and conformance, job planning and scheduling.
+ Assists with the day- to- day needs of other departments including but not limited to event furniture set up, lighting, office furniture assembly, etc.
+ Performs outside custodial duties such as hurricane debris removal as required.
+ May obtain estimates for supplies, repair parts; orders parts as needed.
+ Works with other employees on tasks needed for functionality of work space
+ Ensure that maintenance tasks are accomplished properly in a safe and efficient manner and ensure work quality, plus ensure that the equipment is operating at the optimum efficiency and within environmental and code regulations.
+ Analyze equipment operating and maintenance data and makes appropriate recommendations to improve efficiency and reduce maintenance costs.
+ Has general knowledge of fitness center and pool equipment and can perform maintenance as needed.
+ Ability to maintain quality and safety standards.
+ Ability to perform inspections and make necessary adjustments to conform to job specifications. + Ability to interpret utility plant operational data and make service decisions.
+ Works with vendors to maintain equipment and janitorial supplies and with inspectors and contractor companies to ensure and maintain compliance and equipment is in working order.
+ Maintain appropriate MSD records and files.
+ Maintains and neat, clean and organized maintenance supply and storage area including office.
+ Ensure Club’s AED machines are working properly; performing monthly checks and ordering supplies as needed.
+ Keep all club meetings rooms and hallways arranged properly
+ Order and purchase housekeeping and maintenance supplies as needed and keep housekeeping storage areas, office and carts well stocked, clean and tidy.
+ Direct all housekeeping department projects and programs
+ Recruits, hires, counsels and disciplines staff as necessary


Qualifications:
Qualifications
The Facilities Manager will have the following experience:
+ Associate’s Degree or two-year college certificate in Facilities Management, Engineering or a
related field (Bachelor’s degree preferred) and five years of responsible experience in building
and mechanical equipment maintenance and repair; or an acceptable equivalent combination of
education and experience.
+ Proficient in Microsoft Word and Excel.
+ Working knowledge of equipment, materials, and supplies used in renovation and maintenance of
facilities.
+ Demonstrates and applies advanced knowledge and skills in mechanical, electrical, technical,
civil, engineering to provide successful physical infrastructure and support, involving the design,
installation, operation, maintenance, modification, construction, modernization, and protection of
physical facilities, systems and equipment used to produce a product or provide a service.
+ Proven project management skills
+ Excellent customer service, presentation and communication skills. Ability to effectively
communicate with membership, coworkers, and management
+ Desire and ability to promote the mission and vision of the Club to a wide range of audiences.
+ Proven skills in goal-setting, problem-solving and collaborating.
+ Proven ability to work independently and as part of a team
+ Expert level attention to detail
+ Individual must have a valid Florida Driver's License.
+ The ability to work flexible hours if needed including weekends, holidays and after hours.


Skills Needed

+ Strong working knowledge of building maintenance and renovation practices and methods.
+ Requires a high degree of administrative ability, especially in terms of problem solving and
decision making.
+ Knowledgeable in the general operations of the clubhouse as a facilities plant including
knowledge of installing, repairing, and replacing power plant equipment.
+ Has general knowledge of associated equipment including but not limited to lift station, washer/
dryers, hot water heaters, saunas, toilets, sewer collection trap locations, backflow location and
grease trap locations.
+ Excellent time management, organization and prioritization skills.
+ Knowledge of current federal, state and local laws and regulations affecting the management of
operations.
+ Outstanding interpersonal skills.
+ Working knowledge of the hazards and safety precautions of the profession.
+ Operates light and heavy equipment and hand and power tools, which are applicable to your
trade.
+ Ability to work in a variety of weather conditions.
+ This individual must have the ability to read and comprehend simple instructions, short
correspondence, and memos.
+ This position requires mathematical skills that are applicable to the job including but not limited
to the ability to add, subtract, multiply, and divide in all units of measure, using whole numbers,
common fractions, and decimals.
+ This individual must have the ability to apply common sense understanding to carry out detailed
but uninvolved written or oral instructions, and the ability to deal with problems involving a few
concrete variables in standardized situations.

While performing duties in this position, the employee may be exposed to wet and/or hot conditions, moving mechanical parts, toxic or caustic chemicals, fumes or airborne particles, risk of electrical shock, sharp objects, extreme heat and/or open flame. The noise environment in the work environment is usually moderate. Individual must have the ability to work in elevated locations up to 75 feet.
